The Bridge Building USA LLC, which HPD records link to a portfolio of at least 16 Brooklyn buildings under head officer Mordechai Landau, had a brief registration lapse in November 2024 and an unresolved Class C heating-system violation from January 2025 at 1 Duffield Street in Downtown Brooklyn. Two residential evictions have been executed there since December 2023.

A residential building at 1 Duffield Street in Downtown Brooklyn — registered with HPD under The Bridge Building USA LLC — had a Class C heating-system violation in January 2025, temporarily lost its legal standing to pursue nonpayment evictions last November after a registration lapse, and has had two households removed by marshals since December 2023.

The building sits at the corner of Duffield and Nassau Streets in ZIP code 11201 (BBL 3001090001, BIN 3000197), in Community Board 2. HPD registration 387587 lists The Bridge Building USA LLC as corporate owner, with Mordechai Landau named as both head officer and agent at 365 Flushing Ave, Suite 812 in Brooklyn. A site manager, Jack Basch, is also on the registration. Landau appears as head officer or agent on at least 15 additional HPD building registrations across Brooklyn — all filed from the same Flushing Avenue address.

On November 25, 2024, HPD issued a Class I violation under §27-2097 for failure to file a valid registration statement. Under the Admin Code, that lapse bars an owner from certifying violations or pursuing possession for nonpayment until a registration is on file. One was submitted within days; the violation was dismissed December 4.

Six weeks later, on January 12, 2025, an HPD inspector found the cellar door providing access to the building's heating system was locked — a Class C (immediately hazardous) violation under §27-2033. The violation was not dismissed until April 16, 2026: 14 months after it was cited.

Marshal Grossman executed a residential eviction at the address on December 13, 2023. Marshal Rose executed a second on February 20, 2026.

The building recently drew a warning from a former tenant posted online, who identified its management as operating under the name Watermark Management, later rebranded to Watermark Living. HPD registration names the corporate owner as The Bridge Building USA LLC; no public listing for either Watermark entity could be independently located.
