A Bushwick building owned by Loma Coffee Shop 2, Inc. hasn't filed a DOB permit since 2011, drew an illegal-conversion complaint that was closed without inspection in 2023, and is now apparently being rented out — with at least one would-be tenant reporting a signed lease for August 1 and a security deposit paid.

A two-family building at 1571 Broadway in Bushwick South, Brooklyn (BBL 3034010002, BIN 3078466) hasn't filed a construction permit with the Department of Buildings since April 2011, carries a classification mismatch between its permitted use and its tax designation, and drew an illegal-conversion complaint in October 2023 that inspectors closed without ever getting inside.

NYC DOB records list the owner of record as Loma Coffee Shop 2, Inc. The last permit filed on behalf of that entity — job no. 320299057, an A2 fire-protection alteration — was dated April 27, 2011, and expired April 2012. DOB classifies the structure as a 2-family. The Department of Finance classifies the same lot (block 3401, lot 2) as multi-unit residential, designation S4.

On October 17, 2023, three complaints landed at the building's DOB record in a single day: an illegal-conversion complaint (category 83), an electrical complaint (category 59), and a third filed with the Old Buildings maintenance unit (category 76). The illegal-conversion and the maintenance complaint both closed with disposition I2 — inspectors could not gain access to the premises. The electrical complaint closed C2. No violations were issued. No permits followed.

A post this week on r/NYCapartments describes a signed lease for a unit at 1571 Broadway with an August 1 start date, a security deposit already paid, and a landlord and broker who are "giving me the runaround about permits." The poster asked whether others are in similar talks about units in the building.

HPD's multiple-dwelling registry carries no record for 1571 Broadway. Under city rules, buildings with three or more residential units must register as multiple dwellings and carry a certificate of occupancy reflecting that use. The DOB permit file for this address has no active filings.
