Justin and Hailey Bieber closed on a four-bedroom, 2,792-square-foot penthouse at 160 Leroy Street in the West Village for $12 million, property records show — the couple's first documented New York City home, at a price nearly 2.4 times the threshold for the city's new pied-à-terre surcharge.

The seller was Steven Brauser, chairman and CEO of Parkland Group, who acquired the unit for $10.5 million in 2018 — a 14 percent gain over eight years at the top of the market. The building, a waterfront condominium designed by Pritzker Prize–winning firm Herzog & de Meuron and developed by Ian Schrager, is held under the entity 160 Leroy LLC. City records show zero open HPD maintenance complaints and no immediately hazardous Class C violations against the building.

The transaction arrives as the Department of Finance is preparing its first enforcement round under the pied-à-terre tax, signed into law July 2. The surcharge applies to non-primary NYC residences valued at $5 million or more, and DOF has until August 30 to issue notices to qualifying units — triggering a 30-day owner-challenge window. Homes of Celebs, which first reported the sale citing property records, describes the penthouse as the couple's "practical additional home" as they move between coasts. Whether the Biebers declare the unit a primary residence — which would exempt it from the surcharge — is not established in the public record.

The purchase is a clean transaction on a clean building. What the $12 million price tag says is simpler: in a quarter when Manhattan's condo median hit $1.25 million, the West Village waterfront is still a different market entirely.
